THE HOUSE

The house, on a split level site, and of natural stone, blocks and brick, with concrete roof beams and tiled roof is directly at the end of the entrance road, about 300 metres from the highway. There are three floors, each being approximately 135 sq.m.  Access to the living area (middle floor) is at ground level. This is one storey up at the rear, giving elevated views of the river. The domestic area comprises entrance hall; large farmhouse style kitchen/dining/sitting room; lounge room; vestibule/study from second entrance door, with enclosed staircase leading to the upper level and a store cupboard under the stairs; 3 double bedrooms, 2 bathrooms (1 en suite). Reverse cycle air conditioning in all main rooms. Drainage is to two septic tanks.

The storey above the living area is concrete floored and undeveloped. THE LAND

The property is registered as an agricultural holding and therefore eligible for EU schemes of financial assistance, including annual subsidies, which for the land area are about €1000 - €979.15 in 2018 and €1010.39 in 2019. Livestock payments are additional. At Alcains (30kms) there is a meat processing works which purchases all classes of livestock, and a regular cattle auction in the same town.

The land has been developed by the present owners from an unproductive and neglected state.  About 4 hectares have been laid out to drip irrigation for trees/vines, and approximately two hectares of this land has been gradually planted with olives. Almost all trees are now in production.

The remaining two hectares were planted with nuts, but inability to work due to illness meant the trees were unattended throughout most of 2019 resulting in the loss of many of the newly planted trees.

About ¾ of a hectare has been used for grazing and hay; another area of about ½ a hectare remains to be developed further and provides rough grazing at present. The balance of the land is made up of various pockets of fruits and nuts; house and gardens; farmyard and river bank.

Underground main irrigation lines supply the whole of the agricultural area from a central pump, incorporating a venturi for application of liquid fertilisers to the 4 hectares of drip irrigation. The remaining land uses overhead sprays. The ornamental gardens are irrigated from a borehole pump. All irrigation equipment is included in the sale; also an NH45TCE 4wd tractor with equipment, plus tools such as motorised saws, welder, compressor, etc. Also several hundred bales of hay.

Incorporated within a concrete block and brick building of approximately 450m2 are livestock housing, garage, machinery and hay and other storage. This building has 3 phase electricity and water from a concrete tank. There are some other small sheds.
